Lake Norman Living, Thoughtfully Designed

Augusta Remarks

This home design began around creating a "right size" home for the market. Carefully laid out with the Augusta team and long-time architectural partner David O'Bryan of LaBella Residential, this design suited this vacant lot perfectly. The home prioritizes comfortable main-level living that suits today's homeowners across a wide spectrum of priorities, with a seamless transition from indoor to outdoor living. Three-sided dining room windows bring the water and landscape indoors. As is often prioritized with lake living, space and budget for an outdoor pool and patio have been allocated toward this project.

This plan has been built and refined since its debut as Augusta's showhouse in 2020. We have modified the central living space layout for another family who fell in love with this floorplan for their home site. The scale and orientation of the rooms to one another makes this a very livable space you feel at home in from the moment you step inside. In every scenario, homeowners have customized the plan to suit their preferences. A buyer engaging with this proposed build has a real track record to draw confidence from, not just a rendering.

From the Builder

"This home was originally designed and built as our showhouse in 2020. We have sold two other projects where we adapted the floorplan to accommodate a basement in one scenario and completely flip the home in another. We have refined this build throughout those other projects and really feel it’s been an incredibly well received layout and elevation. In all scenarios each homeowner customized the plan to suite their preferences."

Public Remarks

Proposed Custom Waterfront Estate in The Peninsula, built by Augusta Homes.

Nestled on one of the last remaining waterfront lots in the prestigious Peninsula neighborhood, this proposed custom masterpiece offers an unparalleled blend of elegance, comfort, and lakefront living. The generous 1.21-acre waterfront lot showcases long-range, main-channel water views and 263 feet of Lake Norman shoreline. While a dock is not permitted, there is limited lake access.

The expansive open floorplan is designed for both grand entertaining and relaxed living, featuring a chef's kitchen with generous cabinetry and a spacious living area that flows seamlessly to the outdoors. Three-sided dining room windows draw the lake and landscape directly into the home, one of the defining architectural choices of this design. The main-level primary suite is a private retreat with a spa-inspired bath including a garden tub, oversized glass shower, and a large walk-in closet, all opening to a covered lanai. Upstairs, three ensuite bedrooms, a 477-square-foot bonus room, and a loft offer flexibility for every household.

Outdoor living is elevated with long-range lake views, a covered terrace with gas-burning fireplace, and a heated saltwater pool and spa.

This rare opportunity combines Augusta Homes' proven craftsmanship (this plan has been built and refined across multiple projects since its showhouse debut in 2020) with the tranquility and prestige of The Peninsula. Just steps from The Peninsula Club and Safe Harbor Peninsula Yacht Club. Conveniently located near groceries, restaurants, and shopping, with easy freeway access: 18 miles to Charlotte, 20 miles to CLT Douglas International Airport.
